Flipping Properties: Generate Instant Cash Profits in Real Estate

Flipping houses is the practice of buying properties and turning around and selling them within a short period of time (usually 3 or 4 months).

When done right, flipping houses can be one of the most profitable types of real estate investing. An example of a house flip might be puchasing a fixer upper for $80,000, spending $10,000 on the necessary repairs or renovations and then putting the property on the market for $100,000.

The actual process, of course is much more complicated, when you consider the appraisals, inspections, mortgages, tax laws, marketing and other aspects involved in any real estate transaction.

The most challenging part of flipping houses is finding properties that will provide a decent amount of profit. The amount of legwork required in this area is considerable, especially when you consider how much competition there is in the field of real estate investing.

Join a real estate club in your area and talk with some of the local real estate professionals. You need to get the word out that you are a real estate investor.

Run ads in newspapers, make some flyers and business cards, spend some time driving around the neighborhoods in your area and knock on doors. Since most people don't like to knock on doors, this will give you an immediate advantage over the majority of investors who don't.

Find homes that only need cosmetic repairs and don't have any major structural damage. Pay to have a professional inspection done before purchasing any property. It will cost you a couple of hundred dollars for an inspection, but it could save you many times that amount on unexpected repairs.
